Current Projects:
The Electrical Mains were completed on 27 Jul 18, and the item on the reserve schedule will be zeroed out. Payments to that reserve item will be in the amount of $106.00 for the next twenty-five (25) year service life (not adjusted for inflation) . However, Gulf Power recommends the transformer be replaced, as it is 45 years old as well. The cost will be absorbed by Gulf Power.
Elevator Refurbishing has commenced, controllers have been ordered, the stainless steel cladding has been made, and cab configuration has been designed. This item on the reserve schedule will be zeroed out, and payments to that reserve item will be in the amount of $393.66 for the next twenty-five (25) year service life (not adjusted for inflation).
Dock and Finger Piers have been completed. This item on the reserve schedule will be zeroed out, and payments to that reserve item will be in the amount of $270.83 for the next twenty (20) year service life (not adjusted for inflation).
Unit Entrances Refurbish – awaiting proposals.
Irrigation Filtration System has been completed. This item on the reserve schedule will be zeroed out, and payments to that reserve item will be in the amount of $22.62 for the next twenty-five (35) year service life (not adjusted for inflation).
Pool and Sewage Lift Stations has been completed. It is recommended the line west of the upper lift station be cleaned out every year to eliminate Clubhouse flooding.
Clubhouse Roof contract has been signed. The BOD is going to replace it pink tiles with the original color of neutral. Upon completion, this item on the reserve schedule will be zeroed out, and payments to that reserve item will be in the amount of $108.33 for the next twenty-five (25) year service life (not adjusted for inflation).
Palms Removal has been completed.
Pool Walls Repair – awaiting proposals.
Spalling Repair – awaiting proposals.
Gutter Repair -two (2) estimate received.
Trash Chute Remodel - awaiting proposal.
E/W Coping Cap Replacement has been completed.
Courtyard Doors has been completed. This item on the reserve schedule will be zeroed out, and payments to that reserve item will be in the amount of $33.00 for the next twenty-five (25) year service life (not adjusted for inflation) .
Mail Boxes are on sight, awaiting mounting brackets. This item on the reserve schedule will be zeroed out, and payments to that reserve item will be in the amount of $22.62 for the next twenty-five (25) year service life (not adjusted for inflation) .
